Combining over 30 years’ experience as a property lawyer and conveyancer with a passion for niche residential development, Guy Smith is the driving force behind something of a bespoke service at Venns Attorneys.
“What makes us unique is that we get involved with property projects from conception, working hand-in-hand with clients as the vision takes shape, through town planning applications and controls to architectural design and homeowners’ rules,” says Guy.
Guy’s outlook on development is inspired by new urbanism principles which find practical application in his work and on-the-ground examples of this are Garlington, Gowrie, and Princes Grant.
One of the most exciting projects Guy is currently working on is the launch of the second phase of Garlington Village, the retirement component at Garlington on behalf of the Pumula Syndicate Trust. This adds value to the development in the sense that it is another amenity available to residents and the care facilities would be open to people in their homes, taking care to those who need it. Residents are given the option of tailor-making their retirement plan through the project and the option to homeowners to purchase life rights means the service will be available to those that want it.
The plans show a sensitive understanding of the elderly and are inspired by the Eden Approach and Greenhouse Project. Features such as communal eating and the like are set to encourage interaction and create a real sense of community within Garlington Village.
